Westlake Town Center is the commercial heart of Westlake, Florida — a fast-growing mixed-use district anchored along Seminole Pratt Whitney Road. What started as a planned retail corridor is now one of the most active commercial buildouts in Palm Beach County, and it's still going.

Here's a plain-language rundown of what's open today, what's under construction, and what's been approved for the coming months.

What's Open Now

Publix — Westlake Town Center

The anchor tenant of the Town Center is Publix, which opened in 2023 as part of a 140,000-square-foot, two-phase retail development on a 20-acre parcel that Minto sold to Publix back in 2021. Since opening, the store has seen foot traffic increase by more than 116 percent — a sign of just how fast the surrounding community has grown. The plaza also includes Planet Fitness, Fifth Third Bank, and several service-oriented retailers.

Restaurants & Quick Service

The Town Center and surrounding commercial corridor has added a strong lineup of dining options:

Starbucks — Coffee and more in the Westlake commercial area
Chipotle Mexican Grill — Burritos and bowls

Under Construction or Approved

Lowe's Home Improvement

One of the most significant additions to the Town Center is a new Lowe's Home Improvement store. Minto Communities sold a 10.64-acre parcel within the Westlake community to Lowe's Home Centers LLC, with the transaction closing on January 29, 2026. The store will be located in Town Center West, at the intersection of Seminole Pratt Whitney Road and Town Center Parkway North.

The development spans approximately 134,148 square feet — including a 107,547-square-foot indoor big-box store and a 26,601-square-foot outdoor garden center. The location will also serve as a regional headquarters for the North Carolina-based retailer. Building plans were approved by the City of Westlake in 2025.

Walmart Supercenter

A full-size Walmart Supercenter is planned adjacent to the new Lowe's, on the west side of Seminole Pratt Whitney Road at the corner of Town Center Parkway South. The City of Westlake granted full site plan approval, sign plan approval, and an alcohol variance in April 2026 (Development Order DO_04.07.2026). This will be one of the largest single retailers in the Westlake area when it opens.

Dollar Tree — Grove Market

Dollar Tree is moving into the former Winn-Dixie liquor store space at Grove Market, the adjacent shopping center along Seminole Pratt Whitney Road. Grove Market is anchored by Aldi and 7-Eleven.

Eastwind Apartments — Town Center Parcel L

Eastwind Development has proposed an apartment project on Town Center Parcel L, which would bring residential density to the Town Center area and support its evolution into a true mixed-use district.

The Bigger Picture: What Town Center West Is

Westlake's commercial build-out is divided across a few key areas:

Town Center West — The developing western commercial strip along Seminole Pratt Whitney Road, where Lowe's and Walmart are being built. This is the newest major retail area.
Westlake Town Center / Publix Plaza — The established anchor, home to Publix, Planet Fitness, and service retailers that opened in 2023.
Grove Market — The original shopping center anchored by Aldi and 7-Eleven, with a growing tenant mix including Dollar Tree and several restaurants.

Minto has sold approximately half of the 2.2 million square feet approved for commercial development in Westlake. A limited number of outparcels ranging from one to five acres remain available for retail or restaurant concepts.

A Note on the Regional Park Nearby

In connection with the Town Center's growth, the City of Westlake and the Seminole Improvement District (SID) are co-developing a 50-acre regional park at the corner of Seminole Pratt Whitney Road and Sycamore Drive West. Phase I — grading and grass seeding — is complete. Phase II involves parking, electrical conduits for food truck events, and water and sewer infrastructure, with a price tag of approximately $1.4 million. The park hosted the city's 2026 FourthFest celebration.
