Westlake, Florida is a master-planned city built across roughly 3,800 acres in north-central Palm Beach County. From its first homes in 2014 to more than 3,200 completed today, the city has grown neighborhood by neighborhood — each with its own character, builder, and price range. Here's a plain-language guide to every community in Westlake, FL, from the established neighborhoods to the ones still taking shape.
About Westlake's Master Plan
Westlake was developed by Minto Communities, which purchased the land in 2013 and began building in 2014. The city's master plan has been approved for approximately 6,500 homes at full buildout — with the community expanding westward across Seminole Pratt Whitney Road as new neighborhoods are rezoned and approved. A second major builder, GL Homes, entered the city in 2026 with the Silver Lake community, marking the first time Minto has shared the Westlake master plan with another builder.
Established Minto Neighborhoods (Mostly Resale)
These are Westlake's original neighborhoods — now mostly sold out on new construction but active in the resale market. They're where many of the city's longest-tenured residents live.
- The Hammocks — One of Westlake's earliest communities, with approximately 325 single-family homes. Resale prices have typically ranged in the high $500,000s to $900,000s.
- The Groves — Around 424 single-family homes. Resale activity has been in the mid-$500,000s to mid-$700,000s range.
- The Pines — Approximately 446 homes. One of the larger early neighborhoods, resale in the mid-$500,000s to $800,000s. The Pines will also be home to the new Westlake Fieldhouse, a six-acre recreational facility expected to open in fall 2027.
- The Estates — A smaller, luxury-focused community of approximately 76 homes. Prices have typically ranged from the $700,000s to $900,000s and above.
- The Meadows — Approximately 350–400 homes, with resale typically in the mid-$600,000s to low-$800,000s.
Active & Newer Single-Family Communities
These neighborhoods are newer or currently under construction, with some new-construction inventory still available alongside an emerging resale market.
- The Orchards — Around 358 single-family homes (Phase 1). Positioned as a relatively accessible entry point for new construction in Westlake, in the high $400,000s to low $600,000s range.
- The Woodlands — Approximately 164 single-family homes, including waterfront and estate-style options. New construction has ranged from the $500,000s to $700,000s and above.
- Sky Cove — About 204 single-family homes with modern layouts. Nearing the end of its new-construction phase as of 2026.
- The Oaks at Westlake — One of Minto's newest single-family releases, with 266 homes in Phase 1 priced in the mid-$400,000s to $600,000s and above. Actively tracked on Westlake Pulse's development tracker.
Attached Homes & Townhomes
Westlake's townhome communities offer a more accessible price point and a lower-maintenance lifestyle — popular with first-time buyers and downsizers alike.
- The Terraces — Westlake's primary townhome community, with approximately 475–480 homes. New construction has been priced in the mid-$300,000s to $400,000s; resale has ranged from the high $300,000s to low $500,000s.
- The Crossings — More than 300 townhomes (estimated across phases), similarly priced to The Terraces and expanding Westlake's attached-home options near the retail corridor.
Active Adult: Cresswind Palm Beach at Westlake
For residents 55 and older, Westlake has a dedicated active-adult community built by Kolter Homes. Cresswind Palm Beach at Westlake is planned for approximately 800 homes and emphasizes low-maintenance living and social amenities. As of mid-2026, Cresswind has surpassed 80% sold and is entering its final phase of development. Resale prices have ranged from the mid-$500,000s to $900,000s and above.
Coming Soon: Silver Lake by GL Homes
Silver Lake is the most significant new community coming to Westlake. GL Homes — one of Florida's largest homebuilders, well known for its Valencia 55+ communities — acquired approximately 192 acres in Westlake in 2026. Silver Lake is planned as a gated community with 448+ single-family homes, a clubhouse, pickleball courts, and walking paths. This marks the first time a builder other than Minto has entered the Westlake master plan.
Silver Lake sits south of Persimmon Boulevard. Sales have not yet launched as of mid-2026, but the project is actively tracked on Westlake Pulse. Check the development tracker for permit updates and construction milestones.
Coming Soon: Sandglass by Minto (Westlake West)
Minto is also expanding westward across Seminole Pratt Whitney Road with a new community called Sandglass. The Westlake West area — 22.6 acres rezoned via Ordinances 2026-08 and 2026-09 — opens up new residential land on the city's west side. Sandglass renderings were revealed in July 2026. Details on pricing, home types, and timelines are expected as the approval process advances.

Westlake's Growing Amenities
No matter which neighborhood you're in, Westlake residents share access to a growing set of community amenities:
- Westlake Adventure Park — A $22 million recreation facility at 5490 Kingfisher Blvd with a resort-style lagoon pool, BMX pump park, basketball courts, bocce, and The Lodge event space
- Westlake Fieldhouse — Coming to The Pines in fall 2027, featuring open sports fields, a coffee bar, a covered toddler play area, and a dog park
- Westlake Community Park Phase I — A new public park at Sycamore Blvd and Seminole Pratt Whitney Rd, funded with $1.2 million, featuring fishing, food trucks, and community monuments
