New Home Communities Coming to Westlake, FL in 2026 & 2027
Westlake FL's newest home communities — Silver Lake by GL Homes, Sandglass by Minto, The Oaks, and Cresswind — what's open, what's coming, and who's building.
Westlake, Florida was built from scratch — and it's still being built. Palm Beach County's newest city, incorporated in 2016, has grown to more than 3,200 completed homes across a 3,800-acre master plan. But several new home communities are now opening or in active development, making 2026 and 2027 one of the most active periods for homebuyers in Westlake's short history.
Here's a plain-language look at what's opening, what's on the way, and what you should know if you're considering a home in Westlake.
Silver Lake — GL Homes Enters Westlake
The biggest new home story in Westlake is Silver Lake, a planned residential community from GL Homes — one of Florida's most established homebuilders. GL Homes acquired approximately 192 acres in Westlake in 2026, marking their first entry into the city.
- Builder: GL Homes
- Location: South of Persimmon Boulevard, in Westlake
- Total homes planned: 1,000+ across phases (the initial approved phase includes 448 single-family homes)
- Home type: Single-family, gated community
- Planned amenities: Clubhouse, fitness facilities, pickleball courts, walking paths
- Status: Planning and early construction phase as of mid-2026; sales have not yet opened
GL Homes' arrival signals continued builder confidence in Westlake. For a city that has been built almost entirely by Minto Communities since 2014, a second major builder is a meaningful development.

Sandglass — Minto's Westlake West Community
Sandglass is an all-new residential community from Minto Communities, Westlake's master developer — and it's breaking new ground, literally. Sandglass is planned for the west side of Seminole Pratt Whitney Road, in the Westlake West area that was rezoned in 2026.
- Builder: Minto Communities
- Location: West side of Seminole Pratt Whitney Rd (Westlake West)
- Status: Rezoning approved in 2026 (Ordinances 2026-08 and 2026-09); renderings released
- Home type: Single-family residential
New renderings for Sandglass were revealed in July 2026, giving the first visual look at the community. Westlake Pulse is tracking permit activity and construction milestones as they emerge.

The Oaks at Westlake — Active New Construction
The Oaks at Westlake is one of Minto Communities' newest single-family neighborhoods, currently in active construction and closing phases.
- Builder: Minto Communities
- Total homes: 266 (Phase 1)
- Pricing: Mid-$400,000s – $600,000s+
- Status: Active new construction; early phases closing
As one of Westlake's newest releases, The Oaks has limited resale activity while new-construction phases are still completing. It's a good option for buyers who want a brand-new home without a long wait.
Cresswind Palm Beach at Westlake — 55+ Active Adult
If you're 55 or older, Cresswind Palm Beach at Westlake is Westlake's dedicated active-adult community — and it's nearing sellout. As of mid-2026, Cresswind has surpassed 80% sold and is entering its final development phase.
- Builder: Kolter Homes
- Total homes: ~800
- Pricing: $400,000s – $900,000s (new construction); mid-$500,000s – $900,000s+ (resale)
- Status: Final construction phase; limited new inventory remaining
Cresswind emphasizes lifestyle — low-maintenance living, resort-style amenities, and an active social calendar. Buyers interested in the 55+ lifestyle in Westlake should act sooner rather than later given the pace of sales.
