Westlake Community Park — What Residents Need to Know

Westlake's first public community park is coming — $1.2M in funding secured for Phase I. Fishing, monuments, food truck parking, and the Holiday Market. Here's what we know.

Westlake, Florida has the Adventure Park — a residents-only, HOA-operated amenity that's one of the best in South Florida. But the community has been working toward something different: a publicly accessible community park, developed and managed by the Seminole Improvement District (SID). That park is now moving forward.

What Is the Westlake Community Park?

The Westlake Community Park is a planned public green space being developed through the Seminole Improvement District (SID) — the infrastructure body that has governed the land under Westlake since before the city was incorporated. Unlike the Adventure Park, which is a Minto Communities / Master HOA amenity for residents and guests, the SID park is a civic project intended to serve the broader community.

The park site is located within Westlake and is already being used for community events — most notably, it's the planned venue for Westlake's 5th Annual Holiday Market on December 5, 2026.

Phase I — What's Planned

Phase I of the Westlake Community Park went out for construction bids in September 2026, with bids received by the SID's October 2026 monthly meeting. The city secured $1.2 million in funding for this phase.

Based on city and SID discussions, Phase I is planned to include:

Fishing access — giving residents a spot to fish within the community
Community monuments — recognizing Westlake's history and civic identity
Food truck parking — dedicated space for the rotating food trucks that have become a staple of Westlake community life

Who Is Building It — The Seminole Improvement District

The Seminole Improvement District (SID) is the infrastructure body responsible for utilities, roadways, and common-area development within Westlake. It predates the city itself and continues to operate alongside city government. SID assessments have actually dropped for two consecutive years as infrastructure costs stabilize, even while the district expands its capital projects like this park.

SID holds monthly meetings, which Westlake Pulse tracks. As of October 2026, the SID moved into a new office on Persimmon Blvd and received the Phase I construction bids at its October 6 meeting.

When Will It Open?

A specific opening date hasn't been announced as of late October 2026. The bid process is underway, and a construction timeline will follow once a contractor is selected. Westlake Pulse will update this page as the project progresses.

The Holiday Market at the Park Site

Even before Phase I construction begins, the future park site is already hosting community events. Westlake's 5th Annual Holiday Market is set for December 5, 2026 at the SID park site — continuing a tradition that has become one of the most anticipated events on the Westlake community calendar each year.

How This Fits With Other Westlake Recreation

Westlake's recreational picture is growing on multiple fronts at once:

Westlake Adventure Park — The existing $22M HOA amenity with a lagoon pool, BMX pump park, The Lodge, and more. Residents-only access.
Westlake Fieldhouse — A six-acre community complex coming to the Pines neighborhood, groundbreaking Q1 2027, opening targeted for Summer 2028. Coffee bar, dog park, toddler play area, and multi-use fields.
SID Community Park (Phase I) — A publicly oriented green space with fishing, monuments, and food truck space. Currently in the bid phase.
Xcel Padel — A padel tennis facility in the James Business Park area.
Walking and biking trails — Woven throughout Westlake's neighborhood design.
